Carefully consider his behavior toward his "friend". Mr Cooper agreed to sell a home for $100,000.00 to these people. They were ready to buy when he found out that in the two years they had the house the value had gone up over $10,000.00. Instead of asking if they could make an arangement for a little more on the closing, he decided that he would lie and say they signed a contract for $108,000.00.
Of course they never did. He, on the other hand, signed a contract to sell them the house for $100,000.00. Of course they were prepared to go to court since their real document was more recent and superceeded his fake one. Then they found out after several months of being jerked around by him, that he did not even own the house outright.
That's right folks, he had been taking their money, telling them he could sell it and pocketing hundreds of dollars a month in over charges and he did not have the right to even sell the house without his wife's signature. Which he did not have. So after paying him over $10,000.00 in deposit as well as close to $1,000.00 that he lied and said they had to pay on the loan ( he was charging 1093.00 a month for a 2 bedroom house. Going rate there for same is about $750.00. His payments were only 855.00 )and the several thousand dollars in improvements they made, he served them with an eviction notice and said he was selling to some fictitious person who would pay him more.
The whole affair cost them thousands of dollars and needless time and stress. They have 5 children and both work full time. All they wanted to do was buy a home. He tried to manipulate them and swindle them because he knew they did not have the money or time to fight him and he thought he could get over on them and walk away with everything...their deposit, their work and their home.
They have their home now. They slaved and sweated for it, but they are keeping it. Mr. Cooper is walking away with thousands of dollars that he basically lied and cheated them out of. I am sure they will never see it again. Which really hurts them since they are struggling as it is.
Mr. Cooper has plenty of money and makes more than both of them combined. That did not matter to him though. If he could screw them to get a few more dollars, he would do it. Think twice before you do business with this man.
All of this is documented and can be proven. The house payments he lied about, the money he tried to keep from them, the papers he signed and then tried to claim he did not. Even a signed contract means nothing to this man. They had one and he refused to honor it and then suddenly showed up with his own "agreements". Funny how none of them came until after the fact, once he realized he might get a few more dollars out of them.
Beware of what you do with him and God forbid he ever sees a way to screw you to get some more money from you. He will do it just like he did to them.
