80 acres old yardsite. To my knowlege this yardsite was abandoned about 15 years ago. Five buildings in total. Hip roof barn, old school house and a two story house worth saving and repairing. Check 'PFRA'.
Good gravel road maintained by Municipality. Community well half mile east, potable water(with iron taste) is open to all land owners.
2004 crop was wheat. 50% of land was left fallow. Soil is brown clay loam. Different crops grown in area, oats, rye, canola, peas, barley, herbs. Fruits and vegetables will grow well here too, -apples, cherries, potatoes. Saskatoons(similar to blueberries) and chokecherry berries grow in Dirt Hills just south of property.
Fruit tree shelterbelt was planted in May 2003 along the eastern boundary, chokecherries, crab apples, and seabuckthorn.
This land is very conviniently located 50 miles from US border, Montana, and 50 miles from our capital city Regina, pop. 170,000. Three small towns with most services within 15-20 miles.
