BRAZIL LAND FOR SALE
Introduction continued...

Overview
population 178.000,000
white 55%; mixed black/indian/white 28%;
Japanese 2%; other 15%

Teritorry almost as big as United States 8,500,000 sq km

Brazil comprises 26 states, southern states more developed, poorer northern states.
Per capita income about US$5000/year.
Industry, Brazil has a lot of heavy and light manufacturing, cars, trucks, buses, airplanes, but concentrated in southern states; all your consumer goods, foods. Only wheat has to be imported, among staples.

Currency, 1 US dollar buys about 2,5 Brazilian Reals.

General cost of goods and services in Brazil I estimate 2 to 3 times less than in Canada/USA. Only gas is ourageously expensive, $.90/L. Typical prices: 1 beer $.40, 1 coctail in bar $.70; quart milk $.30; one night B&B with breakfast US$18; 3 hour domestic flight taxes included US$100; large pizza $3; pop in store $.30, buffet $3 to $6, city bus $.50, haircut downtown $1; huge watermelon $1; most fruits and vegetables in store $.15/lb, fuel: 1 liter ethanol US$.60, gas $.90/liter; new mini van about US$12,000; and so on...

Cities have awsome architecture with attractive highrises, modern malls, highly developed commercial/store sector with anything you want to buy, modern highways, though residential housing looks sloppy and anattractive; yes, poverty is present too, with some delapidated infrastructure.
Medical: if you get a common illness, no need to go to doctor. Go to pharmacy and pharmcist will dispence proper drugs without prescription. My wife gave birth for free at bublic hospital.
Wages, minimum wage is R$300 or about US$120/month, labourers get more or less this wage.
Brazilian women also stand out if one is from Canada/USA. They are very attractive, elegant, warm and receptive to friendship. They are not paranoid, and do not fear men and freely approach and talk to them.

Agriculture. Most of Brazil's agricultural poduction by value is concentrated in southern states. In the last 30 years moves have been made to explore the vast interior of the country. I underline, this interior is NOT Amazon Forest, rather a vast hinterland of virgin shrub/grassland. Vast areas of unopened land is available for sale at low prices. There is simply not enough Brazilian capitl to buy and develop all this land. Foreign investors, settlers may fill this need. Generally grasslands are not suitable for grain production unless soil ph is corrected. Soil is acid, 4 to 5 on PH scale, and requires application of about 1000lb/acre of pulverized limestone, US$15/tonn, to correct fertility. Some tropical fruits, grow well indifferent to poor soil: lemons, oranges, cassava, bananas, papayas, pineapples, cacao, some other fruits I have no idea what they are; for rice, soybeans, corn, cotton, other crops, soil correction is required.
Partial list of crops I seen in stores locally grown: beans, corn, practically all supermarket vegetables you see in Canada/USA, watermelons, potatoes, tomatoes, carrots, beets, onions, cabbages...the only things you cannot grow there: apples, cherries, pears, plumbs, strawberries,-all temperate climate fruit trees, but temperate climate vegetables, to my amazement not only grow, but taste good too, not like California grown crap.

Climate general: rainy and dry seasons. Rains a lot for 6 month, rains little for 3 months, rains almost nothing for 3 months. Little temperature difference beteen winter and summer. About 85F daily high; 50-60F nightly lows; annual prrecipitation, in 6 rainy months about 60 to 80 inches/1400-2000mm/year, enough for dryland agriculture; during the rainy season, it rains for a couple of hours every couple of days, in between, sunny weather, more or less.

People are warm, happy, joyful, but not so hard working; receptive to foreigners without predjudices, people are affectionate both men and women, yet they are not punctual, and have hard time keeping a deal. I mean, a Contract in Brazil may be not be taken seriously.
Now, inspite of good and bad, one can live in Brazil in style, with happy people and afford well goods and services.
Land...if one wishes to have a tropical retreat, live in hassle-free environment; to have a small tropical hobby farm,-grow oranges lets say, swim in waterfalls, eat in restaurants, join the loal party, live sweetly,-one can do all that in Brazil.
Crime...in larger cities one hears much about it, but in smaller towns, isolated farm areas, one has little reason to fear for life and property.
Land ownership in Brazil by foreigners, -allowed, with some reservations along the borders. Brazil welcomes foreign residents/investors with open arms. Residency is not difficult to obtain. Birth of my daugher in Brazil afforded my family of 6 to get Brazilian Residency for all. Neither me nor my wife are Brazilian. It cost about R$300 for all of us to get a Residency.

Land for sale.....

In Canada my specialty is selling small parcels, of 80 acres more or less. The same I will try in Brazil. Land in Brazil is cheaper then in Canada, however, land almost always comes in very large area making an individual purchase out of reach to most buyers. I have teamed up with two Brzilian land owners. They will allow a partial sale of their farms to be sold in smaller parcels, 12 to 200 acre parcels. I will act as an inermidiary.

We have two locations, totaly different one from another. Para state, has magnificient Rain Forest, awsome trees like you never seen before, and river front of a major Amazon tributary, Iriri, larger then the Mississippi.

Tocantins state, SE part of the state, near border with Bahia, and near major soybean production area, of Louis Eduardo Manghales; scenery of ondulating shrubland, mesas in the distance, and the small rivers, the rivers like you never seen before, crystal waters and pink sand banks, I can categorize these rivers as "of exceptional natural beauty". This location would be suitable for someone wishing to clear the land for plantation. Land in both locations priced from US$200 an acre for interior parcels, to nearly US$1000 an acre for attractive riverfront lots. In Tocantins back parcels can be sold in conjunction with a riverfront lot as to make access to river for a back parcel buyer. All land comes with owner financing for three years. Large discount for cash purchase......Land described in detail in 'Land for Sale' pages.
Title to land will be held:

In person's name, one will need to register a Brazilian tax number, called CPF, can be done from your country and submited to a Brazilian Consulate for registration. Then the land can be registered in person's name.

Land can also be held in a Brazilian corporation's name, with land buyer/s name duly recorded as a shareholder of this corporation.

Land can also be held 'In Trust', by a trusted third party, like a lawyer, or a Brazilian friend, for example.

I am in a land business here in Canada. I think that Brazil land is a good investment. Here is a entry level investment opportunity to buy land cheap. Brazil agriculture Frontier is like Canada's Prairie's were 100 years ago, there is an ongoing development, increased production of commodities, and increased population. Land prices will go up as population grows, infrasructure improves, and more area land is put in production.

Land in Brazil's interior now being gradually opened up by farmers from the south of Brazil, and foreign farmers, both American and European. Typical scenery is one of sparse shrubs, small trees, grassy meadows, level to gently indulating, creeks emptying into rivers.  front.  Annual property taxes amount to about US$50 per parcel. There is no obligation to farm. No building resictions. No well drilling restrictions. If one wishes to correct the soil and clear vegetation, local contractors may do it, or you can do it yourself with a front-end-loader, since parcels are relatively small.
In the following pages I give description of parcels, plans, maps, terms, how to purchase, FAQ, links to other useful sites.
