Brazilian Grasslands.....State of Tocantins, Brazil.

Location. South Eastern Tocantins state, 500km NE from Brasilia, 150km north of border of Goias, 50km west from border of Bahia, 25km NE from town of Dianopolis.

General description....Scenery is of gently ondulating grassland/shrubland, with view of mesas, and of a distant W. Bahia escarpment. Scenery is not unlike that of Arizona, but with 1500mm annual precipitation, about three times as much precipitation as American Corn Belt recieves. Vegetation, sorry looking shrubs and sparse grasses. Reccuring wildfires seem to have stunted shrub growth. It seems as though, to clear this land, one would only need a pass with a discer.
State of Tocantins split off from Goias state in 1989, over cries of neglect by Tocantins side. The state is young and, in my opinion, does a great job of building schools, hiring teachers, building new highways(brand new highway 12km from this farm) and electrification of rural areas. The government of Tocantins is not yet plagued by corruption and inaptitute of older states.
Unlike nearby Western Bahia state, SE Tocantins has seen little development. W. Bahia, with similar climatic and agronomic conditions as SE Tocantins, today(along with Matto Grosso) is the most developed agricultural area of frontier states, with highly productive farms, fertile soils(after correction) and conducive economic environment for agriculture. City of Louis Eduardo Manghales, center of farming activity of W. Bahia, is only about 120 km away from this farm. Farmers from south of Brazil, and American/Europeans discovered the area, and run very profitable farms, growing soybeans, beans, corn, rice, cotton, coffee. While climatic and agronomic prerequisites in SE Tocantins are similar with W. Bahia, uncleared land in W. Bahia is very expensive, while uncleared land in SE Tocantins is cheap and overlooked by prospective investors. Today SE Tocantins remains largely undeveloped. Ninety percent of land in my estimation is uncleared/unused. The rivers here are of exceptional natural beauty, and largerly overlooked by Brazilians. Its only a metter of time before farmers and tourists discover the area and pave the way for a land boom of Matto Grosso and W. Bahia.

Description of lots:

Riverfront lots...Most lots have a gentle southern slope, in Brazil Sun shines from the North!, riverfront is mostly open grassland, with ocatiaonal palm, small strip of trees, palms, runs along the riverbank. Frequent pink-sand banks with palms makes for very attractive scenery. Riverfront lots measure from 40 meters wide by various depths; Some lots have spots of waterlogged sand. Riverfront lots will have an 8 meters passage easement, and 33 foot road allowance in the back of lots. River Protective Covenants will be in place...'not to polute, obstruct and deptlete the flow of river water...and maintaining a 50 meters distance of any dwelling or structure away from the river'. Elevation about 1700 feet. Lots are priced from US$7000 to US$25,000.

50 acre lots...
These lots abutt riverfront lots and can be jointly purchased for a 10% discount. These 50 acre lots have a southern exposure, gentle incline, view of river valley and opposite bank of the river. Sparse shrubs and scant grasses, ocational medium tree. Sandy soil suitable for many fruit crops. Lots have a 33 foot road allowance. Lots priced at USD$299 per acre, or US$14,950.

100 acre and 200 acre lots...These lots sit on top of a 12 km wide plateau separating two small rivers. Level to slightly southern incline terrain, with a view of a river valley, and of a distant W. Bahia Escarpment. Sparse small shrubs and grasses, sandy soil, suitable for many crops. All lots will have a 33 feet road allowance. Access to lots would not present a problem. A pick-up, motor-bike or a 4x4 would easily override level terrain and any vegetation. Elevation about 1900 feet. Lots priced: 100 acres US$22,500; 200 acres US$39,900; further discount for purchases over 600 acres.

Farm has been legally surveyed. Lots have been marked and staked. In Brazil there is no restrictions as to how a farm is subdivided, owner may do as he wishes. We have surveyed in small riverfront parcels, 50, 100, and 200 acre parcels. We can also do a custom subdivision. Certificate of Title and Survey will be provided when property is paid for.

We are also contemplating on building simple 2-room brick chalets on riverfront lots for additional 15K-20K.

Description of town.....20km away, Rio do Conseicao(Conseption River), pop. 2000. Brand new highway was built to connect this town at the end of the line. There is very little traffic. Town has all the basic nessecities: two schools, medical clinic,- school and clinic are free; supermarket, a couple of restaurants and bars, land phoneline, cell phone coverage, and dial-up internet, though, there is no gas station, or pharmacy. Simple home can be bought for about US$10,000. In center of town, there is a river, Manuel Alves, with a rock beach; water is shallow, clean, and fast; beautiful waterfalls are just behind the bridge. On Sundays the whole town comes to this riverfront plaza.

Dianopolis, a town of 20,000, is 40km from this farm. This town has everything, including high-speed internet access.

Farm description.....Brazilian owner made available this 7400 acre farm to be sold in smaller parcels. He relies on our foreign know-how and trust. We'll do it right.

A purchaser of a back parcel will have two choices for river access. There are several small riverfront areas allocated fo public use; or purchase a separate riverfront lot, some distance separating two parcels.

Access.....A 12km sand road leads to this farm from a paved highway. To get to the farm you will need: 4x4, or...pick-up, high suspension FWD, motorbike, or horse/burro. Access to lots within the farm, a vehicle will easily override the terrain/vegetation. All lots have 33 foot road allowances. Riverfront lots have 8 meter passage easement, for all to enjoy. Riverfront is about 2500 meters long. There is quite a waterfall and several rappids within a Public Reserve area.

Soil, is acid, low PH, quartzenic, i.e. almost pure sand, with only about 2% organic matter; sandy soil requires much less lime application though, then clay soil; white colour on top, then several inches of gray sand with some organic matter, undersoil has a peach colour. To correct fertility of this soil, 2 tonns of limestone to be added to a hectare, and 800kg of fertilizer. I have observed local ranchers growing in their gardens: bananas, cassava/manioc, lemons, oranges, papayas, coconuts, cashews, mango, -without any soil correction.

This soil would be well suited for rice. Rice tolerates poor soil, and has a high domestic price.
Reflorestation.... Eucalyptus trees, southern pine, tiek, and bamboo, - will grow in this soil as is, are fast growing, can be cut in as little as 5 years, an acre will yield about 500 trees, can be used locally for fence posts, and beams. Wood is very expensive locally. This is a good proposition I think, though, more market research needs to be done.

Bio-diesel ... castor beans (mamona) with 40% oil content are used in Brazil to crash oil for diesel fuel. These beans will grow in any soil, as is!

Grasses/cattle. Existing grasses are sparse and not liked much by cows. Seeded grass, one variety I saw in Tocantins, 'brachiaria', grows over 6 feet tall. Otherwise, land as is, can be grazed by amimals with fewer head per acre.

By state law, 35% of this land needs to be left in native state. This rule though, seems to be widely disregarded.

Property taxes&Title: property taxes, - none at this time. The type of Deed on this property, is "posse" Deed, or "possessor", does not call for property taxes. This type of Deed, will allow you all possession priveleges, -selling, renting, subdividing, however, you will not be able to borrow against the land from Brazilian banks. To get a superior Deed, "Escritura Publica", one has to make improvements, like building a fence, home, or other like improvements on land, including cultivation, and for a nominal fee one can apply for a superior Deed.

Altitute, average, about 1800 feet.

Rivers in SE Tocantins, like I never seen before, are of exceptional natural beauty. Imagine Rocky Mountain clear streams with a milk-warm water! River on this farm, Manuel Alvinho. About 10m wide, 1.5m deep; current, 5km/hour; small fish. One waterfall, several rapids. Water clarity, excellent. The river banks are of pink sand, and pink sandbars with palms, making for an exceptionally attractive scenery. This farm has a waterfall, about 30 feet high, and several small rapids. You have to see the pictures, or visit, to believe. There are several springs along riverfront. Some riverfront spots are of waterlogged, but firm sand. Water from higher elevations percolates slowly down into the valley, feeding the river year-round, even during a dry season! These perpetually wet sands would make for a unique irrigated field, making for unusual plantations. Water volume barely diminishes even during the 5-months dry season. The best riverfront lots are high and dry. Well water, depending distance from the river, from 5m to 60m deep. Highest vs lowest elevation on farm, I estimate about 200 feet.
There is a 'pion', farm worker who lives nearby, and he keeps an eye on this farm.

Climate. Rains a lot for 5-6 months, October to April. Rains hard for about an half-an-hour every, or every other day. Then sunny. Annual precip. about 1500mm. Dry period, May to October, rains little or not at all. Temperature, no difference winter to summer. Daytime average highs, 29C; night time average lows, 19C.
