The current volunteers of the TA are either moving out or have moved out. We need current tenants to take over the TA and the web site. We need to hear from you by March 15th, 2002. 


Illegal charges at MLQ Apartments

Although it is clearly stated in Article 140 of The Tenants Act, MLQ Management continues to collect key deposits from tenants. The following is a quote from the Tenants Act:

Unless otherwise prescribed, no landlord  shall, directly or indirectly, with respect to any rental unit,

(a) collect or require or attempt to collect or require from a tenant or prospective tenant of the rental unit a fee, premium, commission, bonus, penalty, key deposit or other like amount of money whether or not the money is refundable;

The Management ignored the TA's warnings about this illegal act and continues to charge key deposits.


Moving-out charges by the MLQ Management

The management has been trying to claim money from the tenants when they move out, using scare tactics and illegal arguments to make the tenants pay. The management has tried to charge for such items as "oven cleaning", "mirror cleaning" and so on. Usually these charges add up to ridiculous amounts. The management has no legal basis for moving out charges. The Tenants Act dictates that the tenant will leave the dwelling in an "ordinary cleanliness" state. The landlord cannot charge for normal wear & tear items, such as carpets, as long as the wear is within reason. Since there is no clear measure of "normal" wear & tear, the management has been using this situation to their own advantage, harassing tenants after they move out.

There is no legal basis for the moving-out charges the MLQ Management has been trying to impose on the tenants. The Rental Tribunal (see Related Links) provides support to those who are effected by such charges.


Updates on the Tenants' Assoc. Activities

The Tenants Association representatives met with Brett Matus, Property Manager, on September 24 to discuss issues raised by the tenants through the survey. Although certain agreements were reached between the association and the management (see meeting minutes), so far only very minor improvements have actually been implemented by the management.
