We are located at WATERSIDE PLAZA, an apartment complex at 25th Street and the East River in Manhattan. The website details amenities, the plan of our one bedroom apartment, 19th floor - style 'K", and the unfurnished rental cost which does not include electricity. Unobstructed, panoramic views of lower Manhattan and the East River are seen from every area of the apartment.
Our apartment is joyful and tranquil. There is no street noise. Visitor arrival is announced via Intercom. Newspaper subscriptions arrive at the apartment door at 6:00am. The apartment is equipped with Cable TV, 2 Sony TVs, VCR, stereo/AM/FM and classical music collection.
We have a dedicated fax line, a wireless DSL Internet connection, and a telephone system with capabilities up to 9 lines with voicemail. Print from your computer on your choice of a laser, Ink jet or Alps printer. Scan into email, printer or image file with our HP scanner. All equipment has a 24/7 service agreement.
The intimacy of the apartment promote thinking and reflection in luxury and peaceful quietude.
Our 1200 volume library offers cultural information and reference materials in the English language.
Our kitchen contains all small electric appliances as well as gas stove, refrigerator and dishwasher.
A selection of china, crystal and vases are here to create an elegant table setting for 4 persons on a 42 round dining table with Austrian crystal chandelier.
The bedroom has a new queen size hand tied mattress, down pillows and comforter, cashmere blankets, sheets and towels.
A writing desk and swivel chair are also here with special reading light. A Bernina sewing machine, tools, manniquen, and sewing instructional videos are here too.
Exchange partners who are academics or retired persons are preferred. A minimum exchange of 3 consecutive months is the least amount of time considered, but no longer than 6 months in any one calendar year to halt exposure to foreign taxation. However, a 6 month stay in one calendar year can be continued for up to 6 months in the next calendar year. The rental value of the apartment furnished is $5,000.00 monthly, or $60,000.00 for a one year lease.
Firm commitments are required due to the advanced arrangements necessary for a home exchange, the submission of the required paperwork 30 days prior to the exchange for review and approval by Waterside Plaza, and the time to ready the apartrnent to implement the plan.
