Newer is preferred but not a must

Looking to move by Spring/Summer

We are not interested in other areas like Jersey City (or Hoboken near the border of Jersey City Heights), we want Hoboken only, safe streets. We strongly prefer to be close to the PATH but will also consider apartments near the ferry or lightrail.

We require a minimum of 1000+ sq feet but strongly prefer 1100-1300.

We require parking (either deeded, monthly or available in a nearby lot)

Duplex a plus. Do not want to live ground level. Do not want walk up past third floor. We will make an exception for an exceptional place.

What we will also consider:

A more expensive apartment with more square footage and/or extremely close to PATH (something that could be considered an investment)

A spacious one bedroom that is on top of the PATH

We do not appreciate high pressure realtors. We are well aware that the market is good in Hoboken. We welcome for sale by owner.

Looking to pay between $400 and $500K. We are ready to buy.
