Back to Table of Contents - SEARCH FOR A BROKER: - talking about the BUYER'S SIDE here - often people find a BROKER by ACCIDENT - usually by responding to LISTING ADS - TWO TYPES of REALTORS - LISTING agents - represent the SELLER - SELLING agents - represent the BUYER - sounds strange but yes, "SELLING" agent for buyer - if you ANSWER an AD for a property, usually you'll be talking to the LISTING agent - So, should you call the LISTING agent? - No. Here's why - the LISTING agent has a legally binding FIDUCIARY responsibly to the SELLER and his best interests - you'll want your own ADVOCATE on YOUR SIDE - so have your own "SELLING" (buyer's) broker - he/she usually gets paid from a commission split between LISTING and SELLING brokers which is usually PAID by the SELLER anyway. - why LISTING BROKERS ADVERTISE... - NOT necessarily to FIND BUYERS, but rather... - to SHOW their SELLER/CLIENTS that they ARE advertising - to show prospective SELLERS that their firm advertises - audience is primarily OTHER REALTORS - not the general public - other REALTORS are paying closer attention - still GOOD for the SELLER though - gets more agents working on the sale - SELLING agents (buyer's agents) also advertise - although BUYERS respond to the individual property shown - they usually don't end up buying THAT property - although the agent shows them that property - although the agent would be happy to sell it - the agent also shows BUYER OTHER PROPERTIES - BUYER usually buys other property - still, SELLING agent gets the sale and buyer gets a property that better suits him - most buyers find their agent by ACCIDENT - individual agents within a firm vary - find an individual person whom you trust and feel comfortable with - ask friends and co-workers - word of mouth is the best source because people will only recommend someone if they actually liked the service Back to Table of Contents
